Important: This BER is calculated on the basis of data provided to and by the BER Assessor, and using the version of the assessment software quoted above. A future BER assigned to this dwelling may be different as a result of changes to the dwelling or to the assessment software, BER certificate.
1. The original transitional arrangements in Statutory Instrument S.I No. 666 of 2006 European Communities (Energy Performance of Buildings) Regulations 2006 stated that a BER certificate and advisory report was not required for a new dwelling for which planning permission was applied or a planning notice was published on or before 31st December 2006, and where substantial work was completed by 30th June 2008.
However, Part 3 of S.I No. 666 of 2006, clause 7(4) (c) requires a BER certificate for buildings of any class in existence at 1st January 2009 offered for sale or letting on or after 1st January 2009.
2. Part 3 of S.I No. 666 of 2006, clause 7(1) requires that a person who commissions the construction of a building (i.e. new dwelling or new building other than a dwelling) shall, before such is occupied for the first time, secure a BER certificate and advisory report.
